7 mistakes that can derail your church property project

Church property projects (leasing or buying for re-purposing) can be a powerful enabler of mission. But, they’re also complex and it’s easy to make costly mistakes without the right expertise.

  1. Spend big without a project plan

Example: Investing significant sums of money in detailed design or planning applications without a strategic property review or funding pathway. ❌

Better way: Start with a clear vision/project overview before getting too far into the process so you get the sequencing right. 👍

  1. Paying for reports without a clear plan of how to use them

Example: We’ve seen churches waste thousands of pounds on search reports without having first identified the optimum size for a building, and in turn a site, total project costs, or how it could be funded. ❌

Better way: Do a high-level feasibility and viability review before spending larger sums on consultants. 👍

  1. Moving too quickly into a deal without due diligence

Example: Don’t buy a liability-laden property at auction without knowing what you are taking on. You may not think you would fall foul of this, but this is a real-life situation (and we were able to advise the church just in the nick of time – phew!). ❌

Better way: Due diligence is non-negotiable. 👍

  1. Design a dream beyond your available budget

Example: Building the external shell of a bespoke church or community centre only to run out of money, leaving a deteriorating structure, failed warranties, and contractor claims. ❌

Better way: Check your finances in detail before starting and design the building for flexibility. 👍

  1. Equating bigger buildings with bigger faith

Example: Pursuing a warehouse purchase with a dozen hidden pitfalls such as VAT, liabilities, property management issues and business rates. ❌

Better way: Stress-test options with property experts before going live with the church family or support base and indicating to property agents you are good to go. 👍

  1. Relying on enthusiasm without pairing it with detailed project planning

Example: Enthusiasm and vision-casting replacing thorough planning and professional property advice is sure to cost you an arm and a leg. ❌

Better way: Faith and wisdom go hand in hand. Stewardship means combining your prayers with practical and professional expertise. 👍

  1. Plan too small, too late

Example: Funding an extension that doesn’t give enough “runway” before it’s outgrown with build costs that don’t translate into added market value. ❌

Lesson: Think long term. Future-proof your property decisions to avoid costly short-term fixes. 👍

Serve, don’t sabotage, your mission.
