Vision to Reality: how FIEC worked with a property expert to secure their Strategic HQ

Find out how the Fellowship of Evangelical Churches (FIEC) expanded their capacity to reach Britain for Christ.

The challenge: helping FIEC expand their reach

The Fellowship of Independent Evangelical Churches (FIEC) has been helping churches since 1922. They support over 60,000 people, who belong to churches affiliated with FIEC in their mission to reach Britain for Christ.

As their operations grew, they identified the need for a strategic headquarters to better support churches, pastors and gospel workers. However, the process of securing a new property posed significant challenges:

  • Speed of action: they needed to move quickly should a suitable property become available.
  • Expertise gap: FIEC required expertise when it came to negotiations and due diligence processes regarding property acquisition.
  • Governance requirements: all charitable governance matters, related to the property acquisition, needed to be addressed meticulously.

Commenting on the daunting task before them, Phil Topham, Executive Director for the FIEC, said:

‘We were keen to buy an office building on the same business park where we were already located to help the growth of our organisation. Our property expert was able to help us act quickly when the right property became available. His expertise provided us with instant credibility with the property agent and owners, which was a significant relief given our unfamiliarity with the negotiation process.

The solution: getting the right people, in the right order

Supported by their property expert, FIEC was able to navigate every stage of the journey with confidence and clarity.

‘[The property expert] sourced valuation consultancy, guided us in effectively conveying our credentials, and provided invaluable advice on the bid and subsequent negotiations, as well guiding us through the fit-out process.’

Reflecting on the help he received during the project, Phil continued:

This support gave our executive and trustee boards the confidence that all charitable governance matters were being meticulously addressed.’ Adding, ‘Managing a property acquisition while carrying out ministry responsibilities can be overwhelming, but our property expert skilfully handled the due diligence process, sourcing the right property experts in the correct sequence.’

The outcome: a strategic base for mission

FIEC successfully secured their new headquarters. The building now serves as a strategic base, enabling FIEC to provide better support to affiliated churches and gospel workers whilst strengthening their ability to resource churches for their gospel ministry. Phil concludes:

‘Thanks to this comprehensive property advice, led under God, we successfully secured the property, which has become a strategic base for extending our reach across the UK. We are now better positioned to fulfil our mission and make a meaningful impact for affiliated churches.’
